Cottonwood Heights UT is a newer upscale community nestled along the east bench of the Salt Lake Valley adjacent to Sandy UT, Holladay & Murray Utah and in between the entrances of both big and Little Cottonwood Canyons. Cottonwood as part of the Salt Lake City MSA was incorporated in 2005. With a population of over 33,000 most of the housing inventory listed on the MLS is upscale & newer construction with few parcels of development ground for new construction and new home subdivisions. The commercial development has been mostly restricted to the areas north of the ridge upon which most of the suburban housing has been built. Because of the lack of available development ground in Cottonwood Heights not much new construction has taken place recently.
Usually the number of homes listed for sale in Cottonwood Heights Utah numbers between 80 and 100 single family homes and Condominiums. There are fewer short sales or pre-foreclosed homes in Cottonwood Heights than in the adjoining towns of Murray UT, Sandy Utah or Holladay.
