Herriman Utah, located just 22 miles South West of Salt Lake City, the capital of the state is one of the most dynamic and fastest growing communities along the Wasatch Front. Herriman has mountains on the West, Copperton, South Jordan, on the North, Riverton on the East and Bluffdale to the South. Although incorporated as recently as 1999, Herriman has had a population explosion that has fostered a need for the expansion of land boundaries. Homes, townhomes, condominiums and apartment developments will continue to be built, and the growth of retail and commercial development is already planned. Herriman is home to about 26,000 however this has been due to the recent growth in the city because as of 2000, the population was only 1,500. This makes Herriman one of the state’s most rapid growing cities.
Herriman Utah Real Estate is as varied as it has been dynamic, with a broad spectrum of housing choices from starter houses in Rosecrest to million dollar luxury homes for sale in the foothills. A recent Parade of Homes exhibit featured many homes for sale in the $500,000+ range. Over the last 5 years, 225 apartment units have been built and more than 100 multi-family condominium/town home units. In 2015 the median list price was $350,000, which has dramatically increased over the last decade, despite the drop in home prices during the housing recession. At any given time there are approximately 220 homes and condos on the market and typically less than 2% of them are distressed, meaning short sales or bank owned homes. Each year since 2008, the home prices have increased and days on the market have decreased. It’s a very good time for a home seller. Because of the current low rates, it’s also a great time for buyers.
If you are buying a home, Herriman has something for every one. If you are selling a home in Herriman, the proximity to SLC and all it has to offer as well as developments that are critical to maintaining home values makes relocating to this part of the Salt Lake Valley a great Real Estate Investment.
ROSECREST IN HERRIMAN, UT: Rosecrest is a 2200 acre P.U.D. owned and developed by the Sorenson family sets the growth tone for the area, having contributed over 2000 homes, with projections to add between 200 to 400 houses for sale each year. The Sorenson family and various land owners were successful last year in annexing an additional 4000 acres to Rosecrest and Herriman so Rosecrest should continue to develop the infrastructure IE: commercial, retail, office, parks and schools. The additional land annexed will certainly make possible additional homes for sale in a wide range of home and Condominium price ranges.
Home owners and their families are served by the Jordan School District, the largest of Utah’s 40 districts.
